We are seeking a highly motivated and results-driven Acquisitions Specialist to lead our acquisition efforts and drive business growth.

Job Description:

As an Acquisitions Specialist at Wireless Equity, you will be responsible for leading the acquisition team and driving the identification, evaluation, and negotiation of cell tower lease opportunities. You will play a pivotal role in expanding our portfolio and driving revenue growth. Your expertise in real estate acquisitions, strategic thinking, and industry knowledge will be instrumental in achieving our ambitious acquisition goals.

Responsibilities:

  1. Lead Generation and Prospecting:
  • Implement lead generation strategies to identify potential sellers of cell tower leases.
  • Conduct market research, analyze public records, and utilize industry databases to identify property owners.
  • Engage in prospecting activities such as cold calling, networking, and attending industry events to identify acquisition opportunities.
  • Collaborate with the marketing and business development teams to optimize lead generation efforts.
  1. Due Diligence and Deal Evaluation:
  • Conduct comprehensive due diligence on potential acquisitions, including financial analysis, lease evaluations, and site assessments.
  • Evaluate the financial viability, risks, and potential returns of each acquisition opportunity.
  • Collaborate with legal, finance, and technical teams to assess legal, financial, and technical aspects of potential deals.
  • Prepare investment proposals and contribute to the evaluation and decision-making process.
  1. Negotiation and Deal Closure:
  • Participate in negotiations with property owners and their representatives to secure favorable terms for acquisitions.
  • Prepare and present offers, counteroffers, and purchase agreements.
  • Collaborate with legal and finance teams to ensure smooth deal closures and proper documentation.
  • Maintain ongoing communication with property owners throughout the negotiation and closing process.
  1. Relationship Building:
  • Cultivate and maintain relationships with property owners, brokers, and industry professionals.
  • Develop a strong network within the wireless infrastructure investment industry.
  • Attend industry events and participate in networking opportunities to expand professional connections.
  1. Market Research and Analysis:
  • Stay informed about industry trends, market dynamics, and regulatory changes affecting wireless infrastructure investment.
  • Conduct market research and analysis to identify emerging opportunities and potential risks.
  • Monitor competitor activities and industry developments to inform acquisition strategies.
  1. Data Management and Reporting:
  • Maintain accurate and up-to-date records of leads, acquisitions, and related activities in the company’s CRM system.
  • Prepare reports and provide updates on acquisition progress, pipeline, and market trends.
  • Collaborate with the operations team to ensure accurate and complete data management.

Qualifications:

  • Bachelor’s degree in business, real estate, finance, or a related field.
  • Experience in real estate acquisitions or sales, preferably in the wireless infrastructure investment industry (prior experience in the telecom industry is a plus).
  • Strong analytical skills and the ability to evaluate complex investment opportunities.
  • Excellent negotiation and communication skills, with the ability to build rapport and influence outcomes.
  • Detail-oriented with the ability to conduct thorough due diligence and analyze lease agreements.
  • Self-motivated and results-driven with a strong work ethic.
  • Proficient in using CRM software and other relevant tools.
  • Knowledge of wireless infrastructure industry and lease agreements is beneficial.
  • Ability to work independently and collaborate effectively with cross-functional teams.
