HOW TO GET A CELL TOWER ON YOUR PROPERTY

Landowners often dream of turning unused acreage into a reliable income stream by hosting a cell tower.

The truth is, you can’t simply cold‑call carriers and expect them to build—tower siting is all about network‑planning and timing.

That’s where SiteBid comes in: we’ll help you promote your parcel directly to their site‑acquisition teams and guide you through every negotiation.

How It Works

A complete solution for marketing and leasing your property to infrastructure tenants.

Step 1 | Check the Coverage Map

Search your address to see existing coverage for services in your area. Filter by provider to target potential tenants for your location.

If after checking the coverage map, you find that your location doesn’t have adequate signal, you may be a great candidate for negotiating a communications lease!

If after checking the coverage map, you find that your location doesn’t have a Solar or Wind Power Farm nearby, you may be a great candidate for negotiating an Energy & Power lease!

If after checking the coverage map, you find that your location doesn’t have a charging station nearby, you may be a great candidate for negotiating an EV Charging lease!

Step 2 | List your Property + Exisiting Infrastructure

Share a few property details and submit your property to our site directory. *Must have existing infrastructure or be submitted by a preferred partner.

* No Setup Fees. No Exclusive Contract. Cancel at Anytime - Additional fee paid upon leasing.

NOTE: Listing your property doesn’t guarantee a tenant will be interested in your location. By listing your site through our Property Listing Service, you understand and agree that this is a marketing service only. If you’re interested in full-service support, please see Asset Management services.

Step 3 | New Infrastructure Consultation

If you’re ready to install utility infrastructure at your location, we’ll help pair you with the right connections. Chat with our infrastructure experts and preferred partners to see if your site is a good location for:

  • Cell Towers, Data Centers, Distributed Antenna Systems (DAS), Edge Computing, Fiber Optics, Rooftop Antennas, and Small Cells

Dispute Resolution

Disputes are unfortunately common in long-term wireless leases. Bringing in attorneys as representatives to settle disputes in Wireless Lease matters can significantly add unnecessary costs and delays in obtaining a mutual settlement. These disputes often are clerical errors and issues neither party anticipated in the cell tower lease. SiteBid can assist in connecting you with an experienced consultant who can handle simple or complex disputes between property owners and carriers.

Collection Services.

Typically the collection of monthly or annual rents is a simple process between the landlord and tenant. However, it is often that landlords stop receiving rent from their lease for a variety of reasons. Bringing in attorneys as representatives to settle disputes in Infrastructure Lease matters can significantly add unnecessary costs and delays in obtaining a mutual settlement.

SiteBid Infrastructure can assist in handling simple disputes between property owners and tenants by assisting the property owner with representation for the collection of late or unpaid rent, Lease Negotiations, and other related management issues.

New Owner Disputes

If you just purchased or inherited a property with a cell tower antenna, you may be wondering how to get the antenna off OR asking why you’re not receiving rent. This is often for 2 reasons:

A prior owner sold or retained the lease/easement.

At some point, a prior property owner may have already sold the lease or easement to a tower company. They may have also excluded the antenna lease from a prior sale by creating a master lease or retaining the easement rights. If your title report doesn’t show the recording of an easement and memorandum of lease/easement, you may be entitled to rent for the lease. We can assist in obtaining a copy of the legal documents, including the lease agreements, to determine what rights were retained and if any future rights may be reverted to the property owner.

A change of ownership request was not filed.

It could be that no information was provided to the Infrastructure tenant on where to re-direct lease payments. The funds could be still going to the prior owner or funds could stop being made until new information is provided. Infrastructure tenants don’t proactively reach out for ownership changes and often just stop making payments in these situations since it’s the responsibility of the landlord to provide notice.

Lease Rent Reduction Disputes

You may have received rent reduction notices from companies hired by Infrastructure Tenants. They are hired to call property owners and re-negotiate lower rents for the tenant to remain on these properties. SiteBid Infrastructure can assist with rent reduction negotiation to retain or improve your current lease terms.

In some cases, if you do have excessively high rents, it does make sense for Infrastructure tenants to move to another property if their rent is not reduced. However, in many cases, we find that the rent is actually not high enough. The only way to find where your lease stands is to determine how essential to the Infrastructure tenant by identifying the cell traffic requirement of the area, capacity of the current location, availability of surrounding cell sites, zoning code, and replacement cost. We can analyze your current location and assist with a fair and mutually beneficial long-term agreement.

Completion of Productive Negotiations

End of Lease Terms

If your lease agreement is coming to an end, the tenant will likely contact you in advance to re-negotiate a rent at similar or lower terms. However, they often add additional restrictive language in their new leases. Don’t accept a new lease or amendment to your lease until it is reviewed by a consultant who’s on your side!

If a lease is not negotiated, you may be in hold-over and the tenant or Infrastructure company may stop paying rent. This is a common problem because your lease has not been re-activated in their system with new terms OR you’ve gone to a revenue share that they’d prefer not to pay but instead negotiate a lower rent.

Early Lease Termination and Decommissioning

Almost all Infrastructure leases have early termination clauses (“escape clause”) that allow the tenant to cancel their leases with a 30-90 day notice. If you’ve received notice that your Infrastructure lease is going to be terminated early and the tower will be decommissioned, we can assist in making sure you’re provided with fair and accurate compensation.

Equipment Alteration or Redevelopment

When a tenant upgrades their equipment, they may be required to pay additional rent depending on their current lease terms. We can review your lease and site plan to determine if additional compensation should be due. Alternatively, a Property Owner may want to improve or redevelop the property. We can ensure expectations and terms are met to provide a mutually beneficial outcome.

Obtaining Lease and Rent Share Documents

We often come across property owners with utility infrastructure on their site that don’t have a copy of any lease or sale agreements. When you purchase or inherit a property with a utility infrastructure asset, we can help you analyze your site and obtain any prior lease or sale agreements to ensure rent is paid accordingly.

Maximizing Profits in Tower Sales: A Guide to the Valuation and Selling Process https://sitebid.com/news/maximizing-profits-in-tower-sales-a-guide-to-the-valuation-and-selling-process/ Fri, 04 Apr 2025 19:50:31 +0000 https://sitebid.com/?post_type=articles_dir_ltg&p=510098

The sale of telecommunications towers is a complex process, influenced by various factors that determine their value. Unlike real estate, where home prices are typically based on comparable sales, towers are valued primarily on their cash flow. This creates a unique set of considerations for sellers looking to maximize their returns. Whether you’re selling a single tower or a large portfolio, understanding the key elements of the valuation process, the importance of multiple bids, and the role of a strong team is crucial for success.

How Towers are Valued

The basic formula for valuing telecom towers involves calculating their cash flow and applying an industry-standard multiple. However, unlike residential real estate, where home prices can often be determined by looking at recent comparable sales, the valuation of a tower is much more complex. The valuation multiple depends on several factors, including:

  • Tenant Lease Terms: The terms and stability of the leases in place with major carriers such as AT&T, Verizon, and T-Mobile can significantly impact the tower’s value.
  • Tenant Type: Different carriers may attract different valuation multiples. For instance, AT&T may have a different valuation multiple compared to Verizon or T-Mobile, based on their market positioning and financial health.
  • Ground Lease vs. Tower Space: The value of the ground lease itself differs from the value of the space on the tower. Sellers need to carefully analyze both to understand their asset’s full potential.

To determine the appropriate valuation multiple, sellers often turn to trade publications, analyst reports, and financial statements from major industry players. These resources provide a benchmark for understanding the current market conditions and can guide sellers in setting a realistic price.

The Importance of Multiple Bidders

When it comes to selling telecom towers, having multiple bidders is essential. The auction process helps ensure you are getting the best possible deal. Let’s say you receive five bids for your tower. If the highest bid is $10 million but the next best bid is $9.5 million, you might be tempted to question whether you’re getting the best value.

However, the presence of multiple offers, each with different terms and conditions, allows you to assess the true market value. A broad pool of bids helps ensure that the market has been thoroughly tested, giving you confidence in the final sale price. By considering not just the bid amount, but the quality of each offer, sellers can make a more informed decision and avoid underselling their assets.

Building a Strong Team

Successfully closing a tower sale requires a strong team of professionals to guide you through the process. This includes legal, financial, and tax experts who can help navigate the complex legal and financial aspects of the deal.

  • Lawyer: A lawyer is an essential part of any tower sale. If you’re selling a large portfolio of towers, it’s advisable to hire a lawyer with specialized experience in telecom towers. For smaller transactions, a good commercial lawyer with experience handling land records, banks, and contracts should suffice.
  • Accountant and Financial Advisor: Financial experts will help ensure the financials of the deal are in order and that you understand the tax implications. Their expertise can be crucial in determining the best way to structure the sale and maximize your returns.

Key Tip: When working with lawyers, it’s important to have them as trusted advisors behind you, not in front. Lawyers will naturally focus on minimizing risk, but as a seller, your job is to balance that risk with the potential rewards. While lawyers may flag genuine concerns, they might also overemphasize risks that don’t ultimately impact the deal. How Starlink Is Revolutionizing Global Telecommunications https://sitebid.com/news/how-starlink-is-revolutionizing-global-telecommunications/ Fri, 04 Apr 2025 19:42:00 +0000 https://sitebid.com/?post_type=articles_dir_ltg&p=510089 Imagine a world where internet and cell coverage are no longer limited by geography—where even the most remote locations, from mountaintops to the middle of the ocean, have seamless connectivity. That’s exactly what Starlink, SpaceX’s satellite-based internet service, aims to achieve. Unlike traditional telecom providers that rely on ground-based cell towers and fiber optic cables, Starlink operates through a vast constellation of low Earth orbit (LEO) satellites, forming a global network capable of beaming high-speed internet to users anywhere on the planet.

How Starlink Disrupts Traditional Telecom

Right now, the telecommunications industry relies on an extensive infrastructure of cell towers, underground cables, and relay stationsto deliver connectivity. However, these systems come with major limitations:

High Costs: Expanding networks into remote or rural areas requires massive investments in infrastructure.

Slow Deployment: Setting up new cell towers and fiber networks takes years in some regions.

Vulnerability to Natural Disasters: Storms, earthquakes, and wildfires can easily damage land-based infrastructure, cutting off communication for days or even weeks.

Starlink bypasses these limitations by providing direct satellite connectivity, eliminating the need for expensive land-based infrastructure. This allows instant access to the internet in areas where traditional networks are impractical or too costly to build.

The Game-Changer: Direct-to-Cell Connectivity

One of Starlink’s most groundbreaking advancements is its direct-to-cell technology. This means that standard mobile phones—without any additional hardware—could soon connect directly to Starlink satellites for calls, messaging, and even data access.

For rural communities, disaster-stricken areas, and isolated regions, this is a game-changer. No longer will people depend on cell towers to stay connected. Instead, Starlink could provide a direct, uninterrupted connection anywhere in the world.

A New Era for Telecom Providers?

For decades, telecom giants have dominated the market by controlling the infrastructure that powers wireless communication. But with Starlink offering a global alternative, traditional carriers may need to rethink their business models.

Will telecom companies partner with Starlink to expand their coverage?

Or will they try to compete with an industry disruptor that offers near-universal connectivity?

This shift could reshape the entire telecom industry, forcing providers to innovate or risk falling behind.

The Global Impact: Internet for Billions

Beyond disrupting telecom giants, Starlink’s universal connectivity could have massive global implications—especially in developing countries. Many regions lack reliable internet due to the difficulty and cost of building infrastructure. With Starlink, these barriers disappear, allowing millions—if not billions—of people to gain internet access for the first time.

This could accelerate digital transformation by:

✅ Boosting economic growth

✅ Expanding educational opportunities

✅ Opening new markets for businesses

✅ Improving global communication

Challenges and the Road Ahead

Of course, Starlink’s expansion isn’t without challenges. The project relies on:

Continued satellite launches to maintain and grow its network

Regulatory approvals from governments worldwide

Partnerships with telecom providers to expand adoption

A sustainable business model that allows it to remain competitive

However, if Starlink succeeds, it won’t just be a game-changer—it could completely redefine global telecommunications.

The Future Is Here

With direct-to-cell connectivity, global high-speed internet, and a network that works anywhere, Starlink is on the path to making universal connectivity a reality.

The question is: Are telecom providers ready for this revolution?

How to Lease Your Property to Wireless Carriers https://sitebid.com/news/how-to-lease-your-property-to-wireless-carriers/ Tue, 18 Feb 2025 17:17:49 +0000 https://sitebid.com/?post_type=articles_dir_ltg&p=508958

Leasing your property to a wireless carrier can be a lucrative opportunity, but it’s not as simple as just contacting a carrier and offering your land or rooftop for a cell tower. Carriers carefully analyze their network needs, existing infrastructure, and location feasibility before committing to a new lease. Many landowners assume that getting a cell tower installed is as easy as marketing their property, but the reality is that it requires meeting specific criteria and demonstrating value to the carrier.

How Carriers Select Sites
Carriers take a strategic approach when selecting locations for their infrastructure. They consider factors such as population density, terrain, zoning laws, interference risks, and existing coverage gaps before making an investment. Even if a property seems ideal from a landowner’s perspective, it may not fit within a carrier’s broader network optimization strategy.

Additionally, wireless carriers prioritize cost-effective solutions, often preferring to upgrade existing sites rather than deploy new ones unless there is a pressing coverage or capacity need. This means that in many cases, securing a lease requires proving that your property offers a unique advantage over other available locations. The more turnkey and low-cost the opportunity, the more appealing it becomes to carriers.

The Challenge of Securing a Lease
Beyond the technical considerations, landowners must also navigate zoning regulations, permitting requirements, and potential community opposition. Some municipalities have restrictions on tower height, aesthetics, or proximity to residential areas, making it harder to get approval for new installations. Additionally, if a neighborhood is opposed to a tower’s placement due to perceived health concerns or property value impact, it can create roadblocks in the approval process.

Challenges of Leasing a Decommissioned Tower Site
If your property already has a decommissioned tower, finding a new tenant can be even more challenging. Carriers don’t typically abandon a site unless they’ve found a more suitable location nearby or their network strategy has shifted. This means that attracting a replacement tenant is far from guaranteed.

When a carrier decommissions a tower, it often signals that alternative infrastructure has been deployed nearby, offering better coverage or efficiency. Additionally, existing infrastructure may no longer meet the requirements for modern 4G, 5G, or small cell deployments, making it less attractive to potential tenants. In some cases, carriers may prefer to co-locate on another provider’s existing infrastructure rather than build new sites, further reducing the likelihood of securing a replacement tenant.

Maximizing Your Chances of Leasing
This doesn’t mean leasing your property is impossible, but it does require a proactive approach. Working with experts, marketing through specialized platforms like SiteBid.com, and ensuring that your property meets the evolving needs of the wireless industry can significantly improve your chances of securing a lease. Being informed and adaptable is key to successfully leasing your property to a wireless carrier.

How to Attract a Wireless Carrier to Your Property

If your property does not currently have a cell tower but you want to lease it to a carrier, you need to position it as an attractive site for wireless infrastructure. Here are key factors that influence a carrier’s decision:

1. Understanding Carrier Needs

Wireless carriers deploy cell towers based on network demand, regulatory requirements, and engineering feasibility. They are looking for sites that help expand coverage, improve signal strength, or relieve congestion in high-traffic areas. Property owners should research coverage gaps in their area and assess whether their land could solve a network problem.

2. Location and Zoning Requirements

Not all properties are eligible for cell tower development. Wireless carriers must comply with zoning regulations, municipal restrictions, and environmental impact studies. Before approaching a carrier, property owners should check local zoning laws and determine if their land is within an area where tower construction is permitted.

3. Site Accessibility and Infrastructure

Carriers prefer sites that are easily accessible for equipment installation and maintenance. A property with clear road access, stable ground conditions, and proximity to utility connections (power and fiber optic networks) is more likely to be considered for a lease.

4. Market Your Property to Wireless Providers

Rather than waiting for a carrier to approach you, take proactive steps to market your site. Listing your property on platforms like SiteBid.com can help attract telecom companies, independent tower developers, and infrastructure investors who are looking for new locations.

Why Securing a New Carrier is Difficult

Cell carrier placement isn’t as simple as swapping out one carrier for another. The process is dictated by a combination of radio frequency (RF) engineering, network demand, and infrastructure feasibility. Wireless carriers do not choose sites arbitrarily; instead, they conduct extensive research and network analysis to determine where they need coverage.

Here’s why finding a replacement carrier can be challenging:

  • Alternative Locations Exist – If a carrier left, it’s often because they found a better location nearby that offers superior coverage or network efficiency.
  • Network Optimization – Carriers continuously refine their networks to eliminate redundancy and optimize efficiency. If they pulled out of your site, it’s likely because they determined another site is more beneficial for their network.
  • Interference Risks – Even if a carrier were interested, interference from surrounding towers could prevent them from effectively utilizing your site.
  • Limited Demand – Unless your site fills a critical coverage gap or addresses a high-capacity demand area, a carrier may not see value in leasing the location again.

The Cost of Holding onto an Empty Cell Site

Hoping that another carrier will lease your site can become an expensive gamble. The longer you hold onto an unused tower, the more financial risk you assume. Consider the following costs:

1. Ongoing Maintenance Costs

Even if your tower isn’t in use, regular maintenance is still required. Structural integrity, lighting, and security all come at a cost. Over time, these expenses add up, eating into your potential profits.

2. Liability and Insurance Expenses

A vacant cell tower still poses potential risks. Insurance policies covering liability, structural issues, and general maintenance can cost thousands per year. If you don’t have a tenant generating revenue, these costs become a financial drain.

3. Costly Removal Fees

If the equipment on your property becomes obsolete or the structure begins to deteriorate, you may be forced to remove it. Decommissioning a tower can cost tens of thousands of dollars, depending on its height, location, and structural complexity.

4. Missed Revenue Opportunities

Holding onto a cell tower in hopes of securing another lease means missing out on valuable alternative options. Many property owners overlook the opportunity to sell their lease or monetize their site in other ways.

  • Local EV Adoption Rate: Properties in areas with a high concentration of EV owners are better positioned for consistent usage and revenue.
  • Access to Incentives: States and local governments often provide grants or tax incentives for EV charging infrastructure, which can reduce installation costs and make these sites more profitable.

Real estate agents can capitalize on this trend by advising property owners about the benefits of hosting EV stations, enhancing the property’s appeal and revenue potential.

4. Billboards and Advertising Sites

Billboards remain a lucrative opportunity, especially in high-visibility, high-traffic areas. Digital billboards, in particular, have grown in popularity, allowing property owners to increase ad frequency and revenue potential. For commercial properties, billboard income can complement other revenue streams and increase overall property value.

Key Indicators of High-Value Billboard Sites:

  • Traffic Visibility and Volume: Properties along major highways, thoroughfares, or near dense city streets are ideal for billboard placement and can command higher advertising rates.
  • Zoning and Permitting: Some areas have stricter zoning regulations for billboards. Properties in regions with billboard-friendly zoning can quickly gain value.
  • Digital Conversion Potential: Digital billboards, which allow for rotating ads, increase revenue by enabling multiple advertisements to be displayed, often commanding higher rates.
  • Competitive Location Advantage: Locations with minimal advertising competition or in exclusive shopping districts attract premium advertising rates.

Agents knowledgeable about zoning requirements and high-traffic locations can better guide clients looking to lease or sell billboard sites.

5. Data Centers and Cloud Storage Facilities

The demand for data centers has skyrocketed with the growth of digital information and cloud computing. High-value data center sites are strategically located near major connectivity hubs and offer high security. These facilities require robust utility infrastructure, making certain locations more valuable than others.

Key Indicators of High-Value Data Center Sites:

  • Power and Cooling Capabilities: Data centers need substantial power availability and efficient cooling systems, so properties near utility infrastructure are more desirable.
  • Low Risk of Natural Disasters: Properties in areas with low risks of natural disasters, like earthquakes or hurricanes, reduce insurance costs and protect valuable equipment.
  • Fiber Connectivity and Latency: Proximity to network hubs and fiber-optic infrastructure is critical for data center performance, making nearby properties highly valuable.
  • Security and Accessibility: Sites with high security and controlled access enhance data center value, meeting industry standards for data protection.

By recognizing these high-value traits, real estate agents can provide property owners with options to capitalize on the rising demand for data centers.

Maximizing Returns Through Strategic Infrastructure Investments

Investing in infrastructure assets requires a thoughtful approach that combines strategic evaluation with keen market insight.
