Listings Quality Policy

Welcome and thank you for your interest in SiteBid. Users of our services (including all properties owned and operated by SiteBid, related data, and/or related services) acknowledge and agree to comply with the following Listings Quality Policy (the “Policy”). We reserve the right to remove any content that violates this Policy or any of our terms of use, other policies, or that we, in our sole discretion, consider to be inappropriate. In the event that we discover any violation, we may remove all or certain portions of your listings from SiteBid, terminate your account(s), and/or restrict your access to the SiteBid platform.

  1. Advertising and Claiming Listings.
    1. Advertising Listings. Listings, business profiles, or advertisements (regardless of type) may only be posted on SiteBid by: (i) The exclusive listing representative (“Agent”) who holds a valid, contracted right to list, advertise, or market the property, business, or asset; or (ii) The owner of the property, business, or asset with the legal authority to list and advertise it. Open (non-exclusive) listings are not permitted on SiteBid. By posting a listing, users represent and warrant that they have the legal right to advertise it. Unauthorized or duplicate listings may be removed at SiteBid’s discretion without notice. SiteBid reserves the right to verify listings and may require supporting documentation, including but not limited to:
      • Proof of ownership (e.g., property deed, lease agreement).
      • Legal contracts confirming listing rights.
      • Written authorization from the owner allowing an agent to advertise the listing.
    2. Claiming Listings. If you mistakenly claim a listing, you must immediately release such claim. You may also cancel a listing via the My Sites section of your account. If you claim a listing that has already been claimed by another party, the original party will be notified. If a dispute arises over listing ownership, SiteBid may require supporting documentation, including but not limited to:
      1. Proof of ownership (e.g., property deed, lease agreement).
      2. Legal contracts or agreements confirming listing rights.
      3. Written authorization from the property owner.

      If neither party can provide sufficient documentation, SiteBid reserves the right to:

      1. Temporarily suspend the disputed listing until ownership is verified.
      2. Permanently remove the listing if ownership remains unverified.
      3. Suspend or ban accounts engaged in fraudulent listing claims.
      4. Make a final determination on listing ownership disputes at its sole discretion.
    3. Undisclosed Addresses. A complete address or latitude/longitude is required so we can authenticate listings and maintain listing quality. If we cannot verify a listing with an incomplete address, we may remove the listing at any time, without warning.
    4. Hypertext Links. If the listing includes a hypertext link, the hypertext link may only link to your website and may not link to any site that is not 100% owned and controlled by you. Links to third-party listing services, lead capture pages, or external platforms are prohibited.
  2. Limitations on Self-Promotion and Marketing.
    1. Photos and Video Walkthroughs. You may not include marketing information, including, without limitation, an Agent’s name, company name, logo, phone number, and/or email address on listing photos or in video walkthroughs, whether as text, a watermark, or otherwise.
    2. Listing Descriptions. You may not include marketing information, including, without limitation, an Agent’s name, phone number, and/or email address within a listing description.
    3. Profile Name and Photo. You may not include contact information, or any promotional or marketing information (including a phone number, email address, website URL, promotional tagline or slogan, or discount offer) in your profile photo or as part of your name as it appears in your profile. Your name as it appears in your profile may not include titles, descriptions, or any information other than your name or your business or team name. You may not display a business or team name in your profile other than the official business or team name under which you formally provide services to clients both on and off of SiteBid. We may require you to provide documentation to support the foregoing.
    4. Hypertext Links & Lead Capture. Listings must not include links to third-party listing services, lead capture pages, or external platforms that redirect users away from SiteBid. Advertisers may only link to their personal or business website, which must be owned and controlled by them.
    5. Lead Generation & Spam. Listings may not be used solely for the purpose of lead generation or to advertise unrelated services. This includes:
      1. Fake listings posted to capture customer inquiries.
      2. Listings with misleading calls-to-action encouraging off-platform contact.
      3. Spammy or repetitive content designed to increase visibility in search results.
  3. Code of Conduct. We believe that all people deserve to be treated equally and with respect, regardless of their race, ethnicity, nationality, class, religion, belief, sex, language, sexual orientation, gender identity, age, health, or other status. We choose to work with professionals who both share these values and embody them in their interactions with consumers, SiteBid employees, and other professionals. In the event we determine that you are not upholding these values, we may take action to ensure the integrity of the SiteBid platform, including removing any listing. We may also remove any listing in the event you are charged with or convicted of a crime, or we otherwise believe your participation on our platform could harm the reputation and/or good standing of our platform.
  4. Accuracy & Misrepresentation. All listings must contain truthful and accurate information. The following are strictly prohibited:
    1. Fake or exaggerated claims about a property’s features, value, or availability.
    2. Listings for properties that the advertiser does not have legal rights to lease or sell.
    3. Duplicate listings for the same property to manipulate search rankings.
    4. Violations may result in immediate listing removal, account suspension, or permanent banning from SiteBid.
  5. Enforcement actions. Enforcement actions for violations may include:
      1. Immediate removal of non-compliant listings.
      2. Temporary or permanent suspension of account privileges.
      3. Revocation of the right to post future listings.
      4. Referral to law enforcement for fraudulent or deceptive activities.

    SiteBid is not responsible for any lost data, revenue, or damages resulting from listing removal, account suspension, or enforcement actions.
