I own a property with a cell tower on it. I am also thinking of building a house on it.

What, if any, rules apply to this situation? Thanks.

  • If you currently own a property with a cell tower on it and are thinking of building a house, there are no restrictions I am aware of that would prohibit you from doing so as long as you abide by the permitting laws of your city/county.

    I would, however, recommend locating the house as far away as possible from the cell tower. Properties with cell towers in close proximity can reduce the property value by an estimated 10%. Something to consider when planning your project vs. selling and buying another property without the encumbrance.

    It would also be wise to separate the tower through subdividing or simply through an easement. You could then sell the cell tower lease, which could pay for your home construction instead of using your cash or paying high interest rates.
